Since opening its first store in Forrest City, Ark. on July 4, 1979, the company has joined the New York StockExchange (NYSE: AZO) and earned a spot in the Fortune 500.Description:Lease Renewal Managers primary function is to monitor the companys extensive portfolio of real estate leases to ensure option notice deadlines are met and rents remain in- line with the prevailing market, negotiate directly with third party landlords and their representatives (such as real estate agents, lawyers, and property managers) to achieve reductions in rent liability and/or other desired lease modifications benefiting the company, draft and/or modify related legal documents to accurately reflect the mutual agreement of both landlord and tenant, and interpret and advise management on all terms of real estate leases and related documents (modifying such documents as needed), and personally compose and prepare all supporting documents (e.g. leases, subleases, exhibits, addendums, tenant improvement work letters, amendments/extensions, estoppel statements, etc.). In addition, Lease Renewal Managers ensure all final documents are approved and properly executed by multiple levels of management. Lease Renewal Managers do not function as coordinators between in-house real estate counsel and landlords, but rather must possess a successful track record of drafting and negotiating commercial real estate leases and other related documents themselves. Intensive and creative negotiations (both written and verbal) with the companys landlords, as directed by the Manager of Real Estate Asset Management and Lease Renewals, to achieve desired modifications to real estate leases Drafting of legal documents for review (typically amendments to leases) Maintains and updates a database of leases Communicates with various AutoZoners as requested, providing updates on the status of leases and negotiations Sends various legal documents to county clerks/recorders for recording, and insures their return.

Job Requirements

Lease Renewal ManagerRequirements: Minimum of five years of real estate lease document drafting and negotiation experience Four-year degree and/or paralegal certificate preferred Must demonstrate significant experience drafting and negotiating commercial real estate leases and other related legal documents Exemplary verbal and written language and grammatical skills, including the ability to independently draft real estate related legal documents, interpret and abstract complex lease documents, write detailed lease reviews, amend lease paragraphs, and negotiate final lease terms with landlords and their attorneys. Able to effectively manage a large number of transactions simultaneously Proficient in Microsoft Word, Excel, and Outlook, as well as Adobe Acrobat. Proficiency in Microsoft PowerPoint is a plus. Must display a high-level of professionalism, be able to work independently, possess outstanding organizational skills, and show a strong attention to detail Must be able to effectively manage a large number of transactions simultaneously Occasional travel may be required (less than 5%), both via automobile and airplane
